Can I hire stanley carpet cleaner legally to clean, if my tenant left the house messy?

Yes you can. As a landlord myself, I state in my leases that if carpet is not professionally cleaned by the tenant before they turn in the keys, I’ll be hiring it done and the cost subtracted from their security. You can deduct for anything that needs cleaned. My tenants have always left me with disgusting bathrooms that take a professional two hours to clean.

I don’t see why not. If the lease is over, you have to clean it somehow to get it ready for the next tenant. Depending on the terms of the lease, you could probably deduct the cost from the security deposit.

If they vacated the unit and surrendered the keys then you can have anyone come in to clean the carpet as well as the entire house and deduct it from their security.
Also if they didn’t provide you with an address which is required in all 50 states you don’t have to return their security.
If they broke the lease you can bill them for much more.

I understand – we had it happen to us. Unfortunatly we cleaned it ourselves. I had to cover my mouth and nose at first because of the smell. It is your house – you can legally hire someone to clean when someone leaves, regardless of how messy it is. Many large complexes have people on staff to do such things.
Undue cleaning is usually deductible from the damage deposit.
The previous post is correct – if you cannot find them you may not have to return their deposit. In Indiana, it is the landlord’s responsibility to try to find them. I know the deposit has to be held for 45-60 days before we can keep it though, but we can go ahead and deduct stuff from it.
